PROPER NOTICE & MAKE APPOINTMENT

You must issue us with a 2 weeks’ notice using RTA’s form 13 (intention to leave). It is also your responsibility to arrange an appointment with your property manager for the vacate inspecting, before your vacate date.

PROVIDING YOUR DETAILS

It is under the tenancy act that tenants must provide a forwarding postal address for processing the bond refunds. The address should be provided on RTA’s form 13.

We also require your bank details if you wish the RTA to refund your bond via EFT transfer.

LAST RENT PAYMENT

It is tenant’s responsibility to call the office or the property manager to find out the amount of last rent payment. Your rent must be fully paid to your vacate date.

RETURNING THE KEYS

All keys to be handed back to the agent upon vacating of property. Any lost keys are the responsibility of the tenants and replacement is to be at the expense of the tenants. If additional keys have been cut, those keys are to be returned to the agent also.

PLEASE NOTE: FAILURE TO RETURN KEYS AS DIRECTED BY THE VACATING DATE WILL RESULT IN RENT CONTINUING TO BE CHARGED ON A DAILY BASIS UNTIL ALL KEYS ARE RETURNED.

YOUR MAILS AND UTILITIES DISCONNECTION

It is in your best interest to ensure that all your mails are directed to your new address. We will dispose any mails which do not belong to the current tenants of the property.

It is also tenant’s responsibility to disconnect all utility services and clear all outstanding bills.

CLEANING REQUIREMENTS ON VACATING RENTAL PROPERTY

It is in your best interest to ensure the following items are attended to before vacating the property. This will greatly assist in you obtaining a full bond refund.

CARPETS & FLOORING:

In accordance with the Tenancy Agreement, carpets must be professionally “HEAVY DUTY” STEAM CLEANED, with a receipt to be provided to the agent. All floors that are not carpeted are to be swept, washed and/or polished.

ARCHITRAVES (DOOR SURROUNDS):

All tops of architraves (door surrounds) are to be wiped free of dust.


KITCHEN:

Stove
To be thoroughly cleaned and left free of cleaning agents. This includes removal of black marks from HOT PLATE SURROUNDS AND WELLS plus GRILLER AND OVEN (racks and insides of oven and griller). Upright electric stoves may be pulled away from the wall to enable walls and behind stove to be cleaned. Special care needs to be taken so vinyl/tiled floors are not damaged.

Rangehood
Filters are to be removed and cleaned of grease deposits (sugar soap is especially good). External surfaces are to be free from grease and grime.

All Cupboards (inside & out)
To be washed and cleaned thoroughly. Plastic cutlery trays are to be washed and cleaned thoroughly and returned to the top drawer when dry. Tops of cupboards are to be washed and cleaned thoroughly and be free of grease and dust.

Tiles & Bench Tops
To be washed and cleaned thoroughly and free of grease – especially around stove area.

Sink & Disposal Unit (if applicable)
To be washed and cleaned thoroughly – drains to be free of food and lint.

Exhaust Fans
Yo be removed and cleaned and air vent to be washed.

Plugs
All plugs are to be accounted for.

Dishwasher
To be thoroughly clean and free of cutlery, crockery and food scraps. Filter to be clean and free of food scraps.

 

BATHROOM and/or ENSUITE:

Walls and Ceilings
All mould to be removed from wall tiles, walls, ceiling and other surfaces.

Vanity & Basin
To be cleaned inside and out – drain to be free of lint and hair.

Bath & Toilet
To be thoroughly cleaned – especially under seat.

Shower Recess & Shower Glass
To be thoroughly scrubbed to remove all soap residue and mould. It is required that glass be left streak free of cleaning agents.

Shower Curtains (if applicable)
To be washed and free of mould or mildew.

Plugs
All plugs are to be accounted for.

Exhaust Fans
Are to be removed and cleaned and air vent to be washed.


LAUNDRY:

The washtub, washing machine and all cabinets to be cleaned inside and out. Drain to be free of rubbish and lint.


AIR CONDITIONERS:

All air conditioner filters and grills are to be removed, washed and cleaned thoroughly, then returned into the unit when dry.


CEILING FANS & LIGHT FITTINGS:

All ceiling fans are to be cleaned with particular attention to the dust build up on the blades. All light fittings are to be free of dust, grime and insects. All light globes to be working. ONLY REFLECTOR GLOBES are to be placed into down lights.


SMOKE ALARMS:

Smoke alarms are to be operational with a new battery installed.


BLINDS:

Vertical blinds (where fitted) and Venetians blinds (where fitted) are to be cleaned thoroughly. If blinds are soiled or have mould residue, please arrange professional cleaning. Contact office for name of a reasonably priced blind cleaner. All tops of tracks are to be wiped free of dust.


WINDOWS & WINDOW TRACKS:

All windows, windowsills and window tracks are to be washed and cleaned thoroughly and left free of dirt and insects. All outside windows, screens and eaves are to be washed with a high-pressure hose in accordance with council water restrictions and be free of dirt and insects.


FLYSCREENS & SECURITY SCREENS:

All flyscreens are to be removed, washed and replaced when dry. All security screens should be washed with a soft brush and sugar soap and rinsed with clean water.


WALLS, SKIRTING BOARDS, POWER POINTS & LIGHT SWITCHES:

All walls must be washed with sugar soap to remove all marks, particularly finger marks around doorknobs, light switches and walls along staircases. Skirting boards to be wiped with damp clothe and free of dust. Power points and light switches to be wiped clean.


DOORS, DOOR KNOBS & DOOR FRAMES:

All doors, doorknobs & door frames must be washed with sugar soap to remove all marks.


CURTAINS & DRAPES:

Should drapes be fitted, they are to be washed or dry-cleaned in accordance with manufacturer’s instructions.


GARAGE/CARPORT & CONCRETED AREAS:

Garage doors to be washed and cleaned both sides. Garage to be swept out. Driveways, carports and all concrete areas to be free from oil and grease stains and swept.


EXTERNAL:

Cobwebs, wasp’s nests, etc. inside and outside to be removed, with particular attention paid to under eaves and awnings.


LAWNS & GARDENS:

Lawns to be mowed and edges trimmed. Gardens and pebbled areas are to be weeded. All garden clippings to be removed from the property. All pet droppings are to be removed from the property and all dog holes are to be filled. Any excavations by dogs or damage by dogs is to be repaired.


SWIMMING POOLS:

Properties with swimming pools. Pool must be clean and vacuumed, water balanced, filter cleaned and timers set (where fitted).
All pool equipment must be accounted for and securely stored.


WHEELIE BINS & RUBBISH:

Wheelie bins to be EMPTIED, WASHED and returned to the allocated space. ALL PERSONAL PROPERTY and ALL RUBBISH to be removed from the property.


ACREAGE PROPERTIES:

If on acreage property, grey water tank and septic tank to be serviced. (a copy of the receipt is required to be produced).


DAMAGE:

Any damage done to the property by the tenants or tenant’s visitors to the property must be repaired at the tenant’s expense.


CLEANING:

Where properties are not cleaned in accordance with the above, tenants will be contacted to carry out the work within 24 hours. After 24 hours, cleaners will be called in to bring the property back to a rentable state.
